That is why we do not sell ADUs as a standalone trade job. Every Generational Suite runs through the same Watermark Way we use on every project: Project Discovery to confirm zoning and lot feasibility before you spend a dollar on design, Pre-Production to lock 3D renders, permits, and every selection before a shovel touches the ground, Active Construction under one dedicated Construction Manager, Project Close-Out with a zero-defect quality certificate, and a full year of Client Care and Warranty after you move in.

What that means in practice: no design-then-redesign cycles once permitting starts, no allowance guessing once construction begins, and one team accountable for the zoning review, the utility feasibility study, the architecture, and the build. How much does an ADU cost in Tampa?
Generational Suites start at $200K+, and cost climbs with square footage, finish level, and site conditions like utility runs and foundation type. Our Ternpark Terrace project, a full kitchen, two-bathroom detached suite, landed at $380,000. Project Discovery gives you a written, project-specific number tied to your lot before you commit to anything.
Can I build an ADU in my backyard?
In most cases, yes. It depends on lot size, setback requirements, local zoning, and any HOA restrictions. Zoning and lot-capacity review happens in Project Discovery, before design work starts, so you know what’s possible on your property before you’ve spent anything on drawings.
How long does ADU construction take?
Most Generational Suites move from Project Discovery through Client Care in 6 to 12 months, depending on size, permitting timelines, and site conditions. You’ll get a project-specific schedule at the end of Pre-Production, once permits and selections are locked, not a rough guess up front.
Can I rent out my ADU?
It depends on exactly where your property sits, and we treat that as a fact to confirm, not a selling point to assume. In unincorporated Hillsborough County, Pasco County, and Manatee County, a Generational Suite can generally be rented once local zoning and any minimum lease-term rules are met. Inside Tampa’s city limits, independent rental is currently allowed only in four overlay districts: Seminole Heights, the Lowry Park area, the East Tampa Overlay, and the Tampa Heights Overlay, with the main house owner-occupied. Outside those four areas, city code only allows a family-occupied Extended Family Residence, not an independently rented unit. Do I need permits to build an ADU in Tampa?
Yes. ADUs require permits covering structural plans, electrical, and plumbing. As your design-build partner, we manage the entire permitting process in-house. It’s part of Pre-Production, not something you coordinate yourself.
Can Watermark Design Build handle both the design and the permitting for my ADU?
Yes. One team manages zoning review, design, engineering, permit submission, and construction, start to finish. You have one point of contact and one contract for the entire project.
Is there a size limit for ADUs in Tampa?
Maximum square footage and lot coverage vary by zoning district and lot size. We review these limits during Project Discovery so your design fits what’s allowed on your property before we design around it.
