Pasco County

Design-build in Wesley Chapel

Wesley Chapel is Pasco County, and that single fact changes the project timeline compared with an otherwise identical Hillsborough job. We build pools, pavilions and full outdoor living spaces here regularly, including in Estancia. Different department, different submittal requirements, different review pace — planned for, not absorbed as a surprise.

The housing stock is new and consistent: master-planned communities, CDD infrastructure, HOAs with real architectural standards. The backyards arrive as blank sod, which is exactly where a whole-yard plan beats three separate projects.

Permitting and approvals in Wesley Chapel

Reviewed by Pasco County building construction services

  • Permits run through Pasco County rather than Hillsborough. We build the correct county's review timeline into the schedule from day one instead of applying a Hillsborough assumption to a Pasco job.
  • Nearly every Wesley Chapel community requires HOA or ARC approval before the county submittal, with defined packet requirements and meeting dates. That approval sits on the critical path, so it is sequenced accordingly.
  • CDD-platted drainage and utility easements are common and non-negotiable. Pool decks, pavilion footings and screen enclosures all have to clear them, which is confirmed against the plat during design.

Site conditions that shape the scope

  • New-construction rear yards are typically compact and flat with engineered drainage. Adding roof and hardscape changes runoff, so the drainage design is part of the plan rather than an afterthought.
  • Side-yard access between closely-spaced homes decides whether pool excavation equipment can reach the rear yard, or whether the plan needs a different approach. Verified in pre-construction on every job.
  • Because these yards start empty, building the pavilion, pool, kitchen and hardscape under one contract avoids the classic pattern of pouring a deck, then cutting it apart eighteen months later for the pool that was always coming.

Every Wesley Chapel project runs through The Watermark Way™ — feasibility first, stamped engineering, frozen selections, and a zero-defect handoff tracked live in the Watermark Portal™.
