- •Work at a typical Lithia or FishHawk address is permitted through unincorporated Hillsborough County, not the City of Tampa. Different submittal portal, different reviewers, different queue.
- •FishHawk villages run architectural review committees with their own submittal packets, meeting cadence and setback rules that are frequently stricter than the county's. We build the ARC calendar into the schedule rather than discovering it after engineering is stamped.
- •Most of these neighborhoods sit inside a Community Development District. CDD boundaries carry drainage and conservation easements that show up on the plat, and structures cannot encroach on them regardless of what the HOA approves.
Site conditions that shape the scope
- •Rear yards in FishHawk are deep enough for a pool and pavilion together, but the platted rear and side setbacks plus easements often leave a narrower buildable envelope than owners expect. We survey the envelope before designing to it.
- •Equipment access is the recurring problem: many lots have block walls, tight side yards or neighbor fences that dictate whether excavation equipment can reach the rear. We verify the access route during pre-construction, not on excavation day.
- •Conservation and wetland buffers back a meaningful number of lots in Lithia. Where a lot abuts one, the buildable area is set by the buffer line, and that is a survey question, not a design question.
