Permitting and approvals in Riverview
Reviewed by Hillsborough County (unincorporated) building services
- •Riverview is unincorporated Hillsborough County. Permits, inspections and zoning all run through the county rather than a municipal building department.
- •Impervious surface coverage is the limit that most often reshapes a Riverview backyard plan. Pool deck, pavilion slab and driveway all count, and the calculation is a design input, not a closing formality.
- •On septic parcels, any structure has to clear the drainfield and its reserve area, and that clearance is verified before design — relocating a drainfield after the fact is one of the most expensive corrections in residential construction.
Site conditions that shape the scope
- •Older Riverview parcels frequently carry prior owner-built work — slabs, sheds, screen rooms, electrical runs — without permits on record. We identify it during feasibility so it becomes a known scope item instead of a stop-work order.
- •Grading and drainage matter more here than in engineered subdivisions. Adding roofed pavilion area and pool deck changes where water goes, and on flat parcels with no positive fall that has to be solved in design.
- •Larger lots make Generational Suites™ realistic. Detached secondary suites depend on lot size, setbacks and available water, sewer or septic and electrical capacity — all reviewed before we quote.
Every Riverview project runs through The Watermark Way™ — feasibility first, stamped engineering, frozen selections, and a zero-defect handoff tracked live in the Watermark Portal™.
