Do you still take kitchen-only remodels?

The short answer

No — we do not take kitchen-only remodels as standalone projects. We build kitchens, and we build a lot of them, but always as part of a larger scope: a whole-home renovation, an addition that reworks the living space around it, or a remodel that touches several rooms at once.

That is not a snobbery policy, and it is not about kitchen budgets being too small. It is about where our process genuinely protects a homeowner and where it does not. This article explains the reasoning, because if you are shopping for a kitchen-only remodel you deserve to understand it — and to know what to look for in whoever you do hire.

Why single-room jobs are a different business

A kitchen-only remodel looks simple from the outside: one room, one trade sequence, one permit. In practice it is the hardest kind of job to run well, because everything that makes a renovation go smoothly has to be compressed into a house you are still living in, with no slack anywhere.

The cabinet order, the countertop template, the plumber, the electrician and the tile setter all have to land in a window measured in days, and every one of them is working around your family eating breakfast. There is no second room to shift a crew into when a cabinet arrives damaged. When a single-room job slips, it slips into your daily life immediately.

Companies that do this well are set up for it: showroom-driven cabinet lines, repeat product packages, crews who do the same kitchen over and over. That is a legitimate business — it is just not ours.

What our process is built for

Watermark is a design-build firm. Our value is in the work that happens before demolition: engineering the scope, pricing it line by line from written trade quotes, sequencing the permits, and scheduling the whole project as one coordinated plan. That overhead is what keeps a six-month, whole-home renovation from drifting — and it is exactly what a four-week kitchen swap does not need and should not pay for.

When a kitchen is part of a larger scope, the math changes completely. The wall between the kitchen and the family room can come out because we are already re-engineering the structure. The plumbing moves because the floor is already open. The kitchen stops being a room that gets decorated and becomes part of a floor plan that was designed to work together — which is usually what the homeowner actually wanted in the first place.

When a kitchen does make sense with us

  • •You are opening the kitchen to another room — removing or moving walls changes the scope from a kitchen swap to a structural remodel, which is squarely what we do.
  • •The kitchen is one of several rooms being renovated — a kitchen plus bathrooms, or a kitchen as part of a whole-home rework, is one coordinated project instead of three separate disruptions.
  • •You are adding on — an addition that changes how the ground floor lives almost always reshapes the kitchen, and designing them together is far cheaper than doing them years apart.
  • •You are planning the property in phases — we design the whole vision once, then build it in funded phases. Your kitchen can be phase two, engineered alongside phase one so nothing gets torn out and redone.

If you truly need a kitchen-only remodel

Then we will tell you the same thing on a call that we are telling you here: hire a firm built for it, and we are happy to point you toward what to look for. Ask how they handle a damaged cabinet shipment mid-job, whether the price is a fixed line-item proposal or an allowance-heavy estimate, and who pulls the permit. Those three answers will tell you most of what you need to know.
