Whole Home Renovations

Whole Home Renovations in Tampa, FL

Reimagine every room with a thoughtfully planned renovation that creates a cohesive, beautiful, and highly functional home. Watermark Design Build helps Tampa homeowners transform outdated houses into spaces designed around the way they live today.

Transform Your Entire Home With One Unified Vision

A single remodeled kitchen or an updated bathroom can improve a room. A whole home renovation transforms the way you live. If your Tampa home has an outdated layout, poor flow between rooms, finishes that no longer feel like you, or simply doesn’t function the way your family needs it to, a whole home renovation is how you turn a house full of disconnected updates into one cohesive, intentional design.

At Watermark Design Build, we approach whole home remodeling projects differently than most remodelers. Rather than treating each room as its own isolated project, we design your home as a single, unified vision, where the kitchen, living spaces, primary suite, and every room in between work together architecturally and aesthetically. The result isn’t a home with several nice rooms. It’s a home that finally feels complete.

Whole home renovations are especially valuable for growing families who’ve outgrown their current layout, homeowners who’ve added a work-from-home space to their daily routine, and anyone modernizing an older Tampa home while preserving what made them fall in love with it in the first place.

Whether you’re creating better spaces for entertaining, updating decades-old finishes, or simply bringing consistency to a home that’s been renovated in pieces over the years, our team manages the entire process from first conversation to final walkthrough.

Is a Whole Home Renovation Right for You?

Not every home needs a full renovation, but for many Tampa homeowners, the signs are clear. Here’s how to know if it’s the right move for you:

Your Home No Longer Fits Your Lifestyle

Life changes — families grow, careers shift, and the way you use your home evolves. If your current layout feels like it's working against you instead of for you, a full home renovation lets you redesign your space around how you actually live today.

Multiple Rooms Need Updating

When your kitchen, bathrooms, and living spaces all need attention, tackling them separately often costs more and creates a disjointed final result. Renovating as one cohesive project ensures every space works together, both functionally and aesthetically.

You Love Your Neighborhood

You've built a life in your community, and you're not ready to leave it. A whole home renovation lets you fall back in love with your house without leaving the neighborhood, schools, and relationships you've already invested in.

You Want Better Flow & Functionality

Older homes were often built with layouts that don't match how modern families live. Removing walls, reworking traffic patterns, and redesigning how rooms connect can transform how your entire home feels, without expanding your footprint.

You're Planning to Stay Long-Term

If you're not going anywhere, it's worth investing in a home that truly fits your life. A complete home renovation is one of the most effective ways to make a long-term home feel new again.

You Want to Increase Home Value

A cohesive, professionally renovated home consistently commands more value than one updated piecemeal over the years. Buyers and appraisers alike respond to homes that feel intentional and complete.

Luxury Home Renovations Designed Around the Way You Live

Most Tampa homeowners searching for a renovation company are looking for someone to replace outdated finishes.

At Watermark Design Build, we start from a different question: how do you actually want to live in this home?

That distinction shapes everything about how we design. Rather than defaulting to trending finishes or a one-size-fits-all layout, we design each whole home renovation around your specific lifestyle — how you cook, how you entertain, how your family moves through the house on an ordinary Tuesday.

Architectural cohesion matters just as much to us as any single room: every material selection, every layout decision, and every functional detail is chosen to work together as one home, not a collection of separate projects.

That means custom finishes selected for how they’ll actually be used, layouts designed around real daily patterns rather than showroom trends, and a level of personalization that goes well beyond swapping countertops and cabinets.

The result is a home that doesn’t just look renovated. It feels like it was designed specifically for the people living in it, because it was.

What Can Be Included in a Whole Home Renovation?

Every whole home renovation is fully custom, but many projects include:

Barron House

Barron House began as a blank slate, a newly built home in a great neighborhood, finished with the standard builder-grade selections that came with it. The homeowner’s take was simple: “It’s new, but it’s not us.” She brought us in to gut those basic finishes and rebuild the home with real warmth, scale, and character from the ground up.

We replaced the kitchen entirely, installing custom cabinetry, wide-plank flooring, and a 10-seat island wrapped in Taj Mahal quartzite, engineered to anchor the space without crowding the layout. A fireplace feature wall added warmth to the main living area, while outside, we built a complete pool and screened lanai with a full outdoor kitchen, completing the pool construction itself in just six weeks. Wherever possible, materials from the original build were salvaged and donated rather than sent to a landfill.

The result is a home that finally feels like the homeowner’s own. She now regularly hosts her extended family around the kitchen island, swims with her grandchildren in the new pool, and hosts weekend gatherings in a space built specifically around how she actually lives.

Results: A $500,000 full-home transformation featuring a custom kitchen with a 10-seat quartzite island, a fireplace feature wall, and a rebuilt pool, lanai, and outdoor kitchen, completed within an already newly built home.

Planning a Whole Home Renovation in Tampa

Renovating an older Tampa home comes with considerations that don’t apply everywhere. Many of the area’s most established neighborhoods feature homes built decades ago, with layouts that reflect an earlier era of living, less open, more compartmentalized, and often disconnected from how modern families actually use their space. Part of our process is modernizing that layout while respecting the architectural character that gives these homes their charm.

Florida’s coastal climate also shapes how we build. Hurricane-resistant materials and construction methods are a standard part of our approach on any whole home renovation, protecting your investment against the region’s weather realities without sacrificing design. Energy efficiency is another priority we build in throughout the process, from insulation and window selection to HVAC systems sized correctly for Florida’s heat and humidity, helping lower long-term costs while improving everyday comfort.

Local permitting is another area where experience matters. Tampa’s building and zoning requirements can be detailed, particularly for larger-scope renovations involving structural changes, and navigating that process without the right team can slow a project down significantly. As your design-build partner, we manage permitting from start to finish, so delays don’t become your problem to solve. Throughout it all, we prioritize architectural consistency, ensuring that any structural changes, additions, or updates feel like a natural part of your home’s original character rather than a disconnected modern insert.

Whole Home Renovation FAQ's

Costs vary significantly depending on the scope of work, the number of rooms involved, finish level, and whether structural changes are part of the project. Because every whole home renovation we take on is fully custom, the most accurate way to get a realistic number is a consultation, where we can walk through your goals and give you a clear budget range based on your specific home and vision.

Timelines depend heavily on the scope of the project, from a two- or three-room refresh to a full structural transformation. Most whole home renovations move through design, permitting, and construction over several months to a year or more for larger-scope projects. We’ll give you a realistic, project-specific timeline once we understand the full extent of your renovation.

Yes. Whole home renovations typically require permits from your local building and zoning department, especially when structural changes, electrical work, or plumbing relocations are involved. As your design-build partner, we manage the entire permitting process so you don’t have to navigate it yourself.

Absolutely, and it’s a priority throughout our design process. We work to preserve the architectural character that makes your home feel like yours, particularly in Tampa’s older, more established neighborhoods, while modernizing the layout, finishes, and functionality for the way you live today.

In many cases, yes, particularly when the renovation is phased or limited to certain areas of the home. For more extensive whole home renovations, temporary relocation may be recommended during the most disruptive phases. We’ll walk through what to expect for your specific project and help you plan accordingly.

Yes. As a full-service design-build firm, we manage every phase in-house, from initial design and material selections through permitting and construction. You have one team responsible for your entire renovation, which means fewer handoffs, clearer communication, and a more cohesive final result.

For many Tampa homeowners, renovating is the more financially sound and personally rewarding choice, especially in established neighborhoods people don’t want to leave. When you factor in selling costs, moving expenses, and the compromises of buying an existing home, a whole home renovation often delivers more value and a home built specifically around your life.
